     We focus on planning and scheduling each home. Our team strives to make the building of your home a most enjoyable one. A Construction Coordinator and Bob Strickland work together daily to ensure each home is given the attention our clients expect. Judy Jarvis operates the office and purchases the materials and supplies. We welcome the client's input, suggestions and ideas. We recommend you obtain a tree and topography survey. The information on land contours; existing tree and vegetation limits and the flood plain information are all critical in beginning an analysis of the site.
Your architect can confirm the setbacks for front, sides and rear of the property. We also recommend a preliminary site visit to further discuss general home program requirements and to review any restrictions or limitations.
Cost is determined by many factors: Square footage, location (beach front / marsh view), options and upgrades. Our experience using recent historical data and current price guidelines for options and upgrades qualify us to discuss preliminary cost values.
Coastal construction requires additional structural work for hurricane preparedness. Also, because we build one-of-a-kind, distinctive custom homes, the demand for highly skilled craftsmen can often be a cost factor.
The selection is really up to the individual. We have excellent working relationships with various local lending institutions.
Generally the bank does not pay for change orders because the construction loan is based on original contract price. Therefore, it is the client's responsibility to pay for change orders when they are billed.
Because we build custom homes, it is difficult to price per square foot. Size, special needs, upgrades and options can affect home price. Also, many components of a house are priced by the piece or unit, not by the square foot.
There are certain phases of the home-building process that require decision making on the client's part. We generally begin with a pre-construction meeting to acquaint the client with the construction schedule and periodicity of decision making phases. We provide our clients with a copy of the construction schedule so that they may plan ahead. SEASPRAY Homes,LLC is fully equipped with Email, voice mail, fax and phone to communicate with the client if person-to-person contact is not feasible.
SeaSpray Homes, LLC has a written warranty package, which is given to the client at settlement, and we never walk away from a home until the client is satisfied.
